A graduate of Cal Poly Pomona with a Bachelor of Science in Construction Engineering, and with more than 35 years and 32 million square feet of experience in the real estate industry developing and acquiring Industrial, E-Commerce and Commercial developments, Larry Cochrun has lead investment teams and deployed capital for North America’s largest Real Estate Investment companies.
As the Principal of LDC Industrial Realty, Mr. Cochrun’s responsibilities included; Broker Relationships, Land Acquisition, Entitlement & CEQA Approvals, Site, Offsite and Building design, Leasing / RFP responses, build-to-suit developments and redevelopment / value add projects throughout North America.
Prior to joining LDC Industrial Realty, Mr. Cochrun served as First Industrial Realty Trust’s Director of Development for the Western Region. Previously, he was Director of Development for AMB Property Corporation’s Western Region where he was responsible for capital deployment and real estate development. He also served as Vice President of Development for Catellus/Prologis’s Western Region where he developed more than 13 million square feet of warehouse distribution buildings. Mr. Cochrun has entitled over 1,750 acres of land in California, Arizona & Pennsylvania and completed multiple build-to-suit projects with large, household-named companies.
Mr. Cochrun is the Secretary for the Board of Directors of the National Association of Industrial and Office Properties, NAIOP.
Carlos Cornejo, Director of Development
Carlos Cornejo brings 17 years of experience in real estate and industrial development to his role as Director of Development at LDC Industrial Inc. A graduate of Cal Poly Pomona with a Bachelor of Science in Construction Engineering, Carlos specializes in industrial facilities, distribution centers, and build-to-suit projects. He expertly manages all phases of project delivery, including site acquisition, due diligence, pre-development planning, construction, and tenant delivery. While his extensive portfolio also includes retail, multifamily, tenant improvements, and public works projects, his primary focus is on industrial and warehousing developments.
With a strong emphasis on regulatory compliance, zoning, and entitlements, Carlos has earned a reputation for collaborating effectively with governing agencies, consultants, and contractors to navigate the complexities of real estate development. He prioritizes fostering collaboration and providing consistent support to all project partners, ensuring smooth execution from concept to completion.
Carlos has facilitated the successful move-in and occupancy of major tenants, including World Class Distribution, DCG Fulfillment, XPO, CEVA, Pandion, REP Fitness, Cordova Solutions, and Iron Mountain. His hands-on approach and attention to detail ensure that tenants experience a seamless transition into their new spaces, reinforcing his commitment to delivering high-quality, tenant-focused developments.
